A home inspection is designed to give you peace of mind during the stressful process of buying a home.
I will do my best to give you the information you need to make a confident and informed decision. You may have to absorb a lot of information in a short time. This information often includes a written report, checklist, photographs, environmental reports and any questions that are answered during the inspection. Comprehending all of this information, combined with the seller's disclosure statements and what you notice yourself, can be challenging. I will make sure that you understand the condition of your prospective home before I leave. Most of what your inspection will reveal will be maintenance recommendations, life expectancies and minor imperfections. These are valuable to know about.
The home inspection issues that really matter will fall into three categories:
A: Acceptable Condition
M: Marginal Condition, the item is presently serving its purpose but may need attention.
D: The item has failed or is a safety issue that needs immediate attention.
Major defects: An example of this would be a structural failure. Conditions that usually lead to major defects, such as a small roof-flashing leak. Things that may hinder your ability to finance, legally occupy, or insure the home. Safety hazards, such as an exposed, exposed live electrical wire or defective electric panel. Anything in these categories should be addressed. Often a serious problem can be corrected inexpensively to protect both life and property . Helpful local contractors will be happy to provide written estimates for you. Most home sellers are honest and are often surprised to learn of defects uncovered during an inspection. Realize that sellers are under no obligation to repair everything mentioned in the report.
Because no home is perfect, it is important as a buyer to keep things in perspective. It is not worthwhile to kill your deal over small defects that don't have major significance. It is not customary to demand that a seller address deferred maintenance or conditions already listed on the seller's disclosure statements. Many times the home owner has already decided whether to repair an item or not prior to your showing.
